When I tell a seller they don’t have to fix anything, this is what that looks like afterward. The windows get replaced. The roof gets repaired. The floor gets pulled up and re-poured level so it’s right for whoever lives here next. The bathroom gets updated. I price that work into the offer up front, so there’s no surprise for the seller later and no “can you fix this first” before closing.
That’s the trade. The seller skipped the contractor quotes, the showings, the inspection negotiations, and the 90-day listing. I took on the house exactly as it sat and closed on the date they picked.
